Frankly id be happy to keep ag prop tax what it is for people who live on that land and try to keep scratching out a living on it.

But its also part of why these ranches are so attractive as investments which drives the market up and stops real ranching families from expanding.

should be taxed on the value of the property at sell time

im my dad still lives in the house he bought 30 years ago for 50,000.00. he never sold it he should pay taxes on the 50,000, if he sells it for 400,000.00 the new guy gets the tax burden,

ranch land same way, your family owned it forever, paid very little, thats what your taxed on,

Interesting thought - my issue - how do the people living their 8 generations foot the now elevated bill to expand on the neighbors property? Ideas are certainly needed....Ha mine would be quite simple - if your a NR landowner applying for a NR LO elk permit - your property is recreational 😁 and is taxed accordingly. Could be an interesting thread topic....

That is a terrible idea for everyone except the landowner. The taxes pay for stuff - teachers, police, firefighters, infrastructure, etc. The prices on those things change over time. That is why taxes are adjusted over time.
