Home purchase

If I was looking in Bozeman now I'd probably just drop a down payment worth of money in the S&P500. 150-350K in the market could probably keep up with a lifetimes worth of rent in most modest homes in the mountain west and still grow over time. I don't live out west to have some fancy horse property where I would have to spend every weekend doing house chores.

People are always talking about how much their house has appreciated in Bozeman but it doesn't really mater as long as they want to live in Bozeman. Everything else went up too. Not to mention the 12k roof replacement, 9K fence, and 10K paint job on the house. Houses aren't cheap. The S&P just hums along. If I really wanted in the housing market I'd just buy a house I could rent out in another town and rent in the place I wanted to live.
 
Buying power/property valuation. One good reason why people are willing to spend more on a house in a low tax Western state than a fiscally out of control state like Illinois. I would never buy a property in Illinois, New York, ect. It's not going to get better, only worse.
Taxes are pretty shitty here and tolls etc etc. Unfortunately I'm Pretty sure I'd bring in about half of what I do here, elsewhere.
 
Not a chance in hell I could. And my wife and I are making considerably more now than when we bought. We were seasonal’s at the time.

We were in the “right place right time” scenario. Renting a house in Whitefish on an acre in town in 2012-2013. It went up for sale and we bought it for $194,000. Worth $700,000+ now. We rent it now long term for a fair price and rent a place out of the valley closer to work.

We bought a 6 acre property north of Columbia Falls in 2017 for $90,000 that we will eventually build on. It’s worth $200,000+ now.

A $500,000 piece of property in MT used to be something special. Now it’s a 1960’s home in town on a .25 acre lot. Sad state of affairs and I don’t envy anyone trying to buy in desirable places.

In my option, real estate is an unregulated scam. I would gladly have my house be worth 1/2 of what it is so the average middle class American could afford a house where they want to live. Agents and appraisers are allowed to criminally inflate prices.
 
Wait until the natural resources dry up in Wyoming, Montana, etc. Taxes won't be low for long.
I suppose when and if that day comes, your paper money 800k home will lose some value. If yellowstone pops it's top next week, my home valuation is going to plummet, and State Farm won't be returning my calls.

You don't think there is a HUGE cultural and political difference between folks native to the IMW vs Coastal immigrants? I would say, having watched it for 16 years, there is a very big difference.
The Midwest is not as rural as the mountain west. People from both coasts have been infecting our populations since the beginning of time.

The fact that a tiny percentage of people have an outsized influence on how much money they make without oversight is problematic to me. Especially when it affects people in a huge way.

2100 sq feet. Took his wife a week with a paintbrush. He came and finished the high areas. They did a great job and picked up a couple customers in the neighborhood. Still felt like a lot when I could have probably picked away at it over a couple weekends for the price of paint.

Got a hail claim on the roof so I think it’ll just be my deductible. Didn’t pay much attention to the actual quote but I’m probably low with that number.

Replaced my roof on 2200 square ft last year also hail damage. $20,500. Complete tear off.

The insurance company will reimburse you minus the deductible. They won't pay out directly to the roofer. At least ime.

You’ve said so yourself your home(s) are worth enough you could sell them and use the proceeds to hunt whatever you want, wherever you want. Perhaps paraphrasing.

Why would I not want that? Why is that not a good thing? You no doubt have sacrificed and scrimped where necessary.
