if u had to live within 40 miles of billings, minimum 5 acrea, with good well, were would it be,
we go to billings couple times year, never really travel around the areathough,

i imagine tryng to drive from billings to a general elk area is frightful with people,,,,,
 
Tagging in. Might have a job opportunity I can’t pass up in Billings. Just not sure if it’s worth up rooting my family to leave Colorado.
 
I remember taking the backroad once from Mussleshell to Billings and thought Shepherd to Huntley was a decent looking area if you had to live and work in Billings. Don't know about well issues in that area. The closer to the river you get the better your chances of finding water.

Park City always struck me as a nice little town just passing through on 90.
 
Lot's of knowledge up above that I don't have, but a perspective I might take is that Yellowstone county is less than 2% of Montana in terms of its size, but has nearly 20% of her population. Like many places in MT, it is booming, and so depending on the type of residential living you would like to have, you should anticipate the growth and try and imagine what it will look like in the future. Lot's of places around the towns of MT may seem rural now, but in 10 -20 years they'll be just another 100 sq mile subdivision. I've seen happen that fast, and if I had a fresh start I would choose a place that is gonna be as resistant to that as possible personally.

I think Billings is a lot like Butte - to outsiders it seems dirty and is talked down about, but to everyone you talk to who has actually lived there most have great things to say. Good luck!
 
You’ll find that there is good prices on land north of park city, in the timbered hills but there’s a reason for that. Water is almost impossible to come by. They have cisterns and haul water. As you get toward the Yellowstone River Valley it is fine.
In 2013 you could get 20 acres north of Park a city for 80k. I almost bought a lot but the water situation turned us off. I’m not sure what they go for now. Probably more. Probably would have been a good investment even if we didn’t live on it.

Roundup would fit what nameless mentions as a place that isn’t going to be as affected by growth. It’s pushing your 40 minute requirement and it’s a windy stretch that is crap to drive in the winter.
 
I have lived in Billings most of my life ... as someone above stated, “to outsiders it seems dirty and is talked down about, but everyone you talk to who has actually lived there most have great things to say.” Bingo ... we have a winner! Billings has it’s issues just like every community you look at ... crime, “too many” people, etc. But, most of the time you only hear the bad and not the good. It’s not a bad place to live and raise a family.

Get a map and draw a circle with a 40 mile radius around Billings and basically any direction you would be good. Many folks live outside the city limits in Lockwood, Shepard, Roundup, Acton, Laurel, Park City, Columbus, Bridget, or Joliet. Most of these communities are farming communities. It depends on what you are striving for ... closer to the mountains, or just a place away from the more populate areas (peace and quiet), greener or dryer place to live, etc. The hunting right around Billings is not that great (too much private property or houses near by), but like anywhere else .... you go where the wildlife is located and hunt/fish/hike.
