Land A-ho

So, I bought some Land, JSut an Acre, up in the hills this year. I posted some pictures when I went to look at it in Jan I think. I had a Contingencey on being able to have water and septic and had till April to close. Well the Date came and I was busy so I jsut bought it without knowing. It turns out I can Get water to it, Via a gravity system and will run it through a Filter system into the cabin. The Septic I'm sure I can get so we're set !!!

Anyways, Here was the Pictures in the Snow. It's looking from the road twards the End of the Cul-d-sac that the Lot is on :

Notice the Large amount of Dirt on the Property. It's hard to tell but it's under the snow.

Anyways, I ran up there with my dad when he came down for a week to see if he liked it. (I'm building his Retirement cabin on it so he has to approve ) and here are 3 pictures without snow :

If you look at the Above picture you can See there is a 3'+ elevation on the road that goes up to the end on the road. Then, at the End there is a Dirt mound and then it quickly drops off. my thinking was , If I excavated down 4-6 feet I could have a nice building pad. Here is another Picture looking back from the End of the road. You can see I am standing on the mound about 6' up from grade thenthere is a Obvios slop back down the road :

SO...... We talked to an Excavator !!!!!

Fortunately there was a Local guy up there with a Ho, (No jokes please ) and a Dump truck. So I went up yester day to see how the dirt moving was going.

Here is me standing on the Property looking back. I'm about 4' lower then the Truck now :

I probably gained about 12-15' each side and it made the property about 30' more deaper.

No quiet sure what that meant ? Do you mean the offers for my land ? YAH, I'm not selling for 100k even....

Actually I'm one lot away from Bordering it.. But it's a Better lot IMO.

I'm keeping my open for a few other lots. there was 4 lots for sale at one time with 2 of them bordering National forest on the other side of the Highway but I didn't have the Coins to buy those. And they were all as one unit. One of the 4 lots Sucked but the other 2 were well worth it. They were 80k for the 4 lots. I think they are sold now. I'm closeing on a house probably soon so I had some Play money and I'll re-check it out when I have the Option to buy. Unlike rentals, I need to Cash flow from my pockets for land
