Construction, busy or slowing down

On on the commercial side of our company. Developers are building heavy in mixed use and multifamily here in WNC, and Corporations are spending a good bit on Warehouse and Healthcare. Smaller businesses have been slow on upfits since the storm.

New single family residential is kickin over about $1.5.
Our renovations department is covered up with people spending $250k-$1mm to stay in the house they're in.
 
This is a new phase of the neighborhood next to me. The $1-2M ones are just lots. 0.5-0.75 ac. Ones above $5M are all spec homes in various stages of construction. All of them are over $1000/sqft. They literally just cut and paved the roads in there last summer.

There’s as many, if not more, in there under construction as custom builds that aren’t on the market.

Retired midwestern builder here, my experience is in industrial construction projects; manufacturing plants, food process, big Ag, etc.
This type of work is going gangbusters, lots of work around the midwest and everyone needs help. Team that bought us out is booked solid and can't take on anymore work till next year.

I think much of that sector is stagnated by an inability to find contractors to do the work and their inability to find employees that will work.
 
No slowing in my world. Energy is in such demand with the oncoming AI boom - i doubt it will matter the source.
 
Anyone that has work should be thankful. I personally can see a lot of projects getting postponed due to the economy.
Seriously? Here in Billings construction is still crazy. More work than workers from what I've see and heard.
 
They say mortgage rates may come down. Which matters for those who buy on credit. Though I think the shitwinds are increasing in strength. If it kicks up a shitblizzard then credit will get curtailed with less approvals and construction on single family structures nationwide will slow or pause. Though people got to live somewhere so rent property construction increases and yes, storage units too.

I began my adulting just prior to the last recession. That experience made me aware that opportunities exist in good times and bad. Elephant poop contains mongongo nuts. If you know that and seek out that pile of shit, you will find nourishment missed by others.

Montana is normally a year or so behind the rest of the county. Lets check back in a year. Hopefully I wrong

Since I made this post I have received 7 requests for construction staking for Monday morning. (Next business day)

I have two survey crews in that area. I want to have more but can’t get workers.

One of my crews is booked with work that can’t move out in the schedule.
I’ll bump the other crew’s boundary work later in the week. At best I’ll get to 2/7 request.
This leaves 5 construction projects un serviced.
Due to 1) my inability to service them. 2) those contractor’s inability to hire quality employees that can manage projects. Next day survey requests reflect a lack of planning and management capabilities by people with the title “project manager”.
