Any residential plumbers around?

Beautiful place! Slightly jealous.
I sold a cabin to get my place and replacing the house has been the hardest.

As for the plumbing parts, I'm collecting the needed parts for a small bath in a mobilehome. Shower stall kit to replace gross huge tub was $2200 including shower fixtures and grab bars. No doors.
Single sink 38" faux wht. marble, $135. I had a Delta faucet set,4" set.

Will go try and find a vanity next week and anticipating a $600 bill. I saw a sink w/vanity for $500,right after loading the sink...LOL Ugly but doable.
$300 for a 20" toilet.

I do have nice porches and million dollar views...and Dotti.
 
Looks like hot water heat. What about air conditioning? And what kind of shape is the boiler? Be careful, might be some surprises ahead.

No a/c, boiler checked out fine. The big deal for heat is the double stove with big brick stack through the middle of the house. As cheap/free as I can get wood at home that will cut the bills substantially.
 
Well, put mama on a plane to the Hoosier homeland today. This time tomorrow we will be owners of a new responsibility :) Of all the real estate transactions I have been a part of this has been BY FAR the biggest PITA. Most frustrating part is that compared to the others ones we have quite a bit more money on hand, better income and outstanding credit. Tried my patience for sure.
