Tell me about Wisconsin...

im up in central wisconsin 40 miles from green bay lots of nice country schools public hunting grounds that dont recieve a ton of pressure and lots of fishing opportunities pm me if you want more info
 
I love SW WI. Nothing ever changes down there, which is just the way they like it.
I'm going to expound on this a little bit, even tho nobody asked for it.

I really do love the Driftless area. I lived in South Minneapolis thru the peak of Covid and during the GF riots. I would make a weekly day trip to SEMN/SWWI and stay there until dark as a way to not think about the chaos in the city. It was really good for me and I really got a lot better at fly fishing. It feels like "The Shire" down there. The atmosphere feels very peaceful, people are generally very neighborly, and it's just never really super crowded, so when people see me as an out of state fly fisherman nobody really bats an eye. Stream access laws are similar to Montana, which is great. This goes for both the MN and WI side. It's honestly a super idyllic part of the world. Things move slower, people make small talk, etc. People tell me the public land bow hunting is really good, the trout fishing is great, and there is also the Mississippi River which has great fishing and at times, great waterfowl hunting as well. I find the countryside beautiful, very Americana.

I would say both states are very similar, with some maybe subtle differences. The biggest are that they drink a little more in Wisconsin, their football team sucks, and they do their culverts different. Also, Wisconsin has bigger deer *barf*

Yes, it's definitely lower price than i would expect. Would make a great barndominium
It's priced to sell. Question is why? Divorce, financial problems, enviromental issues on the property, long range shooting craze has run its course? Any property, no mater what state it is in, it pays to thoroughly investigate all potential issues with it, so there are no surprises down the road.
 
The driftless area IMO is the best part of Wisconsin. The terrain, people, and outdoors are hard to beat but I missed the boat on getting in on it. I was so close to buying land there 38 years but I fell into a deal in another place 40 miles east because of a death in the family, and since then sold and bought better there as I got the land I loved to hunt on across the river. I actually was looking at land in the Buffalo county and surrounding counties as I learned early on what people found out 5-10 years later and land was 200-600 an acre then. I have a spectacular piece of land now with over a half mile of frontage on the Black river but the surrounding area is the armpit of the state IMO (Clark county). I always said I wish I could pick it up and move it 40 miles west... a third of my neighbors have yards that look literally like a dump, The town is crap, and many of the locals don't like anyone that doesn't live there full time as they see you as a threat to buying up what they can't. I still throw the kayaks in the truck every summer and venture over to the Chippewa river to do a float trip and marvel at the clean organized farms and yards. I never thought I would say I don't mind the Amish moving in but they are better than many of the other locals. Research the area you are buying well, there's the old saying in real estate, location location location. There isn't as much public land in the driftless area as other areas around it but much of the public is low pressure if you put in effort to get into it via Canoe or longer walks into some of the river bottoms. A lot of people just won't put in the effort to do it or even scout it. For me the second choice area is the Florence and Forest county area but it's more a fishing area than deer hunting as the wolves keep the deer numbers lower there but it's a great area with a lot of lakes.

It looks as if Gunwerks might own it. Did they file for chapter 11 or anything like that? I did find this. Might be bank owned. read the last paragraph closely
Davidson also took out a loan for SM Group LLC, a Burlington business he is the sole proprietor of. For this company he took out $500,000 also in July 2017, and appears to have paid most of that loan, with only $5,605 remaining on the balance that must be paid in full by July. He took out a security interest in a 2017 Dodge Ram 3500 truck as collateral for this loan.
SM Group is listed as a co-defendant on the case.

It's amazing how many people will take a beautiful piece of land, and turn it into a dump. I don't understand that. Location in real estate is very important. Future appreciation rate is very dependent on location.

They no longer need that measly piece of ground but really needs some cash. WBC gave him $3.0M along with another $3.0M low interest loan to build a way nicer facility. Turns out that sh!tbox needs $12M in repairs and lost revenue. Gunwerks needs to pay for attorneys. Nice work WBC!
