I have a great pair of Shnees and my wife has Kenetreks. But when we get a few inches of snow that gets all melty during the day- I switch to insulated muck boots. Only thing I have found to keep my feet dry. Horrible arch support and horrible traction but I have over 1000 miles on this pair...

My rifle seems to like bullets on the thicker side. I have been waiting for the federal terminal ascent to come around in stock but none before hunting season. I might need a slower powder .
Winchester stainless in 300wsm with a can, shooting 200 grain bullets. It is a little heavy but comfortable to shoot and very accurate.
If I was to build, I would likely go 300wsm but cut back to 20 with the can and go lighter. 168 Ttsx or 175 lrx would be my preference.
It sounds like it is probably a worth while investment even if your house is not your forever home.
When the realtor said it was worth outrageous $ it probably is. Purchasing at a neighborly rate is probably worth immediate equity in the property.
