Short term rentals

Rule 1:
Never own one rental property. Own enough to hire a manager.

Rule 2:
Never live more than 30 minutes away from a rental unit.

Rule 3:
Hire a good divorce lawyer now if think this is something which will typically only take an hour or two per week.

Rule 4:
Don't re-marry, see Rules 1 and 2.
We broke all those rules and had no problems.
For the last 2 winters, rented our house in Alaska and used that revenue to pay for our rent in Montana.
It has been awesome and extended my hunting season by several months.

6-month lease with a well known tenant who is very self sufficient (knows how to operate the generator, wood stove, etc.)
I did not use a management company. I have RING sensors (water, freeze, contact sensors) and video cameras.
My next door neighbor has been great as a contact for any minor problems.
If there is a plumbing problem, I call the plumber. If there is a heating problem, I call a heating specialist.
 
I have two short term rentals, both not near where I live. We use the houses for our own vacations and also rent on AirBnB.

We always planned to make a decent return (and have) and see the rental side as a business, like any business its hard work. The key is to find local people that you can depend on e.g. property manager, cleaners, tradesmen etc
