151.9 acres (+/-) in southeast Iowa $5950/acre. This is rolling hill/pasture land with wooded draws and brushy hillsides located in Appanoose county. The past four years has been cut for grass hay and not grazed. Four ponds on the property, I haven't fished them all, but at least one is stocked. There is a post frame barn that is set up for livestock. Great deer and turkey hunting 3.5 miles off the blacktop. This property is less than 2 miles from the Sedan Bottoms WMA which is over 7,000 acres and has good waterfowl, upland, deer and turkey hunting. Some income from hay (last year was one cutting at 200 round bales) or can be rented for cattle grazing. I have an offer for a grazing lease and we can discuss that if you are interested.
