Depreciation is what wipes you out. Commercial property is depreciated out over 22 years IIRC. You could end up paying capital gains on the entire sale price.
It has paid for my daughters college, with a little left over. You can make money on them but I'd have to have 100 units to make a living at it. At that point it would be a full time job.
Sad part is, capital gains taxes could easily wipe out any money you make on the sale of the property.
Passive income? If you have rentals it's anything but passive. If I hired out all the work I'd be in the red. I pay a property manager and someone to mow the grass, that's about it. And even at that there isn't much income at the end of the year.
Didn't have to in this case. All leases are month to month and automatically renew unless one party decides not to renew. A month ago we told them that the lease would not be renewed. They moved out on their own.
...just aren't compatible with western society.
And I get to deal with them from time to time.
I have a couple of apartment buildings and, once in a while, we get some crappy renter. We just threw some out. Married(?) couple with three kids. All kids were in diapers, oldest was 5...

I've had Monarch 3's and keep some Monarch 5's in my truck. Both have been great for what I paid. I never paid attention to anything beyond magnification, prism type and objective size.
I'd look for an old used aluminum framed revolver. Most of the department store guns would be great and were made (mostly) by reputable companies. I've got an old JC Higgins that is a lot of fun. Also I have an old "Western Automotive" made by High Standard. Neither cost over $100.
We did that trip when my kids were that age (no teenager). Had a great time, though we never went to Cody. Hit Devil's Tower on the way out, cruised around the bighorns for a couple days. On the way back we camped out and shot prairie dogs, hit the Black Hills, saw Rushmore (from a distance)...
Shit happens and everyone makes mistakes. No one was hurt and nothing was damaged. Shrug it off and move on.
My dad was coming up on a canoe once, he didn't see it/wasn't paying attention. Us kids warned him and he swerved off and apologized. Not much more you can do.
