Been using Kennetrek Mountain Extremes for 6 years for elk hunting and they are totally waterproof. Also use Irish Setter Elk Trackers for local deer hunting, they are 10 years old and also still totally waterproof.
I use a 10x14 (140 sf) with 2 guys. It’s very comfortable but I wouldn’t want anyone else in there. For 4 guys, I think a 14x15 (210 sf) would be on the small side. I would go bigger.
We managed to successfully reinstate a bear season here in NJ. If we can do it, I’m sure Florida can too. Can’t think of any other state more anti-hunting than NJ except for maybe Cali. Comparatively, it should be a picnic to get it through in Fl.

Too bad you’re on the other side of the country. Here in NJ you can hunt whitetails from Sept through mid-Feb throughout many areas of the state. In these areas, the bag limits are unlimited antlerless deer and 7 buck tags across the seasons.

I would 100% suggest upgrading your binos before getting a spotter. For what you are looking to do, a good pair of binos is the way to go and is much more effective than a spotter in picking country apart.

I tried the same and the elk combo tag was noted in the email . Didn’t say anything about an elk permit though so I assume I didn’t get the LE unit I was after. No surprise though really as my odds were about 12% for the permit I wanted.
You don’t need to apply a waterproofer to canvas. All you need to do is set it up when new. Hose the outside of it down and let it dry. This allows the canvas stitching to constrict even further and you will have a fully waterproof tent. Never had a drop of water enter my canvas tent.
Have been using a buddy heater in my Kodiak canvas tent for years now. Condensation isn’t really an issue in canvas tent like it is with polymer materials. I also put a CO detector in the tent for added safety.
It’s easy peasy. No firewood to have to deal with and it keeps you warm just fine.
